Bigger jobs, over about six hours, usually work out cheaper on the day rate: £680 plus VAT weekday, £870 plus VAT weekend. A power flush of up to ten radiators is normally a day at that day rate, plus around £40 for the cleaning chemicals; larger systems take longer and get priced once we've seen the pipework. Most of the houses we work on around Dulwich Village are Georgian or Victorian, and a good number sit inside the conservation area. Original lead or iron mains are still in use here and there, imperial copper won't take a modern fitting without the right adaptor, and pipes are often tucked under original floorboards or above lath-and-plaster ceilings we'd rather not open unless we have to. A basin mixer in another Village house had seized solid with limescale. Hard water across most of South East London scales up the inside of a tap body, not just the spout, and this cartridge had welded itself in. Forcing a seized cartridge out on an older mixer usually cracks the tap, and the part can rarely be matched anyway, so a new tap went in: supplies off at the isolation valves, swap, flush through. The flow came straight back.


In a Village house, the expensive part of a leak is rarely the pipe, it's whatever sits underneath it. Before winter, find your stopcock and check it still turns. In houses this age it's often painted solid, and the ten minutes it takes to free it can save a ceiling.
