The terraces set the pattern. Extensions and side-return kitchens leave long, awkward pipe runs on top of pipework that was never planned for them. The boiler in the photo replaced one that had been limping for a while, losing pressure and cutting out on cold mornings, with repair quotes starting to add up. Stripped down, the heat exchanger was on its way out, and at that point another patch stops making sense. A Vaillant ecoTEC went in up in the utility area, with new copper dropped down to the existing runs and clipped properly. We commissioned it, checked the gas rate, and ran the heating up to temperature before we left.

The cistern in the second photo had been boxed in for years, which is why nobody had looked at it. The toilet never stopped trickling into the pan and the flush had faded to half strength. With the access panel off, the cause was plain enough: the float valve and flush valve were caked in limescale, with verdigris creeping up the walls of the cistern. Both valves were replaced and the water level set properly. The trickle stopped and the flush came back.
